INTEGRATING BLOCKCHAIN AND ARTIFICIAL INTELLIGENCE IN DEVELOPING A MODERN REAL ESTATE RENTAL PLATFORM

The traditional real estate rental market is currently facing numerous risks related to transparency, particularly issues such as fraudulent information and non-committal transaction processes. This thesis proposes a comprehensive real estate rental management and operation system that integrates modern technologies to enhance trust between landlords and tenants. The core of the system lies in a well-structured transaction management process, covering multiple stages: handling concurrent rental requests, approving deposit eligibility, and implementing a “first-to-pay priority” mechanism to ensure fairness and eliminate booking conflicts. The platform also incorporates Artificial Intelligence (AI) as an intelligent virtual assistant, supporting users by answering inquiries and automatically generating attractive property descriptions. To overcome geographical barriers, the system integrates direct communication through built-in Voice over IP (VoIP) calling features. From a technological and security perspective, the system establishes a fully digitized legal workflow. Digital signatures are implemented using the VNPT SmartCA solution to ensure the legal validity of electronic contracts. Blockchain technology, specifically Ethereum-based network, is utilized to record and verify contract terms, creating a transparent and immutable ledger that users can independently verify. In addition, the system automates financial management, including handling deposits and monthly rental payments. A dispute resolution mechanism is also developed, allowing users to submit contract termination requests and feedback, while administrators can intervene and resolve conflicts based on immutable evidence stored on the blockchain. Technically, the system is built on a modern Microservices architecture, optimizing scalability and operational flexibility for future expansion. The solution combines NestJS and Python for the backend, alongside a multi-platform ecosystem including Next.js and React.js for web interfaces, and React Native for mobile applications. The use of both PostgreSQL \& MongoDB for off-chain data management ensures high query performance, delivering a secure, transparent, and practical platform that effectively meets the real-world demands of the digital real estate market.
